To calculate the APR you take the loan amount plus (points, tax service fee, processing fees, underwriting fees, wire transfer fees, flood fees, document preparation fees, courier, pre-paid interest, mortgage insurance premium and mortgage insurance reserves) and calculate a payment at the quoted interest rate for the life of the loan.

Then with this adjusted payment fixed and the actual loan amount fixed, solve for the APR interest rate. Points (if any) are 1% of loan amount for each point, our fees are $450, and Mortgage Insurance or PMI used in the calculation (if any) is 2 times the PMI figure that is quoted for your loan.
